Documents will be assembled based upon the information you provide. When creating legal documents for real estate transactions, correct information must be provided or the documents will not be accurate. It is your responsibility to use full names and accurate legal descriptions for the subject documents. Garbage in means garbage out. If you want to release a lien or judgment, then you must have the precise description of the document to be released and all recording information for that document. Please remember that we will not record your completed document. Our pricing does not include recording your completed documents. It will be your responsibility to record the document with the county recorder where the property is located. If you do not record the completed document, you can jeopardize your rights relative to the property. The failure to properly record a release may cause the judgment or lien to remain in place. Due to geographical limitations, we cannot record your documents. If you do not know how to record or release a legal document, you may contact your county recorder, licensed title insurance company in your area or licensed attorney in your community.
You acknowledge that attorney fees for documents prepared are chargeable to the client regardless of whether the transaction closes. If the borrower(s) rescind, they are still responsible for paying the fee for their document. Attorney fees cover routine document preparation only. The attorney fees do not cover work relating to obtaining lien holder consent, curing title problems, obtaining title insurance or policy endorsement. Fees do not include title examination, property searches or recording documents. You acknowledge that some documents may not be prepared without additional information obtained from you. By this agreement, you consent to documents being faxed or e-mailed to the closing location or title company office. Courier delivery charges are not included. Courier delivery charges are your responsibility and will be an additional charge.
You acknowledge that you may not modify, copy, distribute, transmit, display, perform, reproduce, publish, license, create derivative works from, transfer, or sell any information, products or services obtained from this Web site. As a condition of your use of this Web site, you promise that you will not use this Web site for any purpose that is illegal or prohibited by these terms and conditions. If you use any document from this Web site, it will be on the terms that are included in these terms and conditions. While extreme care was utilized in preparing the documents, they may need to be amended to suit your particular circumstances. Different states have different requirements for their residential real estate documents. Some documents are not suitable in other states or jurisdictions. We cannot be responsible if you make any alterations to the document after you have downloaded it or received it.
